Crowned by MSN Money as Canada’s second most Expensive City to Buy a Home, Victoria’s average single-family dwelling sells for a whopping $524,258 – compare that to Sooke’s average of $395,120 and you can see why more and more people are cashing in their equity and heading from Victoria and other urban centres to Sooke.

 Relearning Daily Routines – As a homeowner, there are numerous little things you take for granted – and once you move to a condo, many of your daily routines go out the window. BC Gov announces ‘First Time-Buyers Grant’ for new homes. $10,000 for buyers until 2013

On the heels of  last week’s positive announcement by government providing certainty and increased relief from HST for new home buyers, today the BC Government announced another incentive for new home buyers in British Columbia. BC First Time Home Buyers are eligible for an income tax credit bonus effective February 1, 2012 to March 31, 2013 calculated at 5% of purchase price, up to a maximum of $10,000.

On top of this incentive, new homes on Callumwood Lane at Woodland Creek are Built Green Gold certified and exceed an Energuide Rating of 80 qualifying them for additional financial incentives from CMHC and Genworth Financial.

Details for the new program are as follow:

ELIGIBLE FIRST-TIME NEW HOME BUYER

You will qualify as a first-time new home buyer if:

  • You purchase or build an eligible new home located in B.C.;
  • You, or for couples, you and your spouse or common law partner, have never previously owned a primary residence;
  • You file a 2011 B.C. resident personal income tax return, or if you move to B.C. after December 31, 2011, you file a 2012 B.C. resident personal income tax return (you will not be eligible for the bonus if you move to B.C. after December 31, 2012);
  • You are eligible for the B.C. HST New Housing Rebate; and
  • You intend to live in the home as your primary residence.

ELIGIBLE NEW HOME

An eligible new home includes new homes (i.e., newly constructed and substantially renovated homes) that are purchased from a builder and that are owner-built. The bonus will be available in respect of new homes purchased from a builder where:

  • A written agreement of purchase and sale is entered into on or after February 21, 2012;
  • HST is payable on the home (e.g., HST will generally be payable if ownership or possession of the home transfers before April 1, 2013 – see further details below); and
  • No one else has claimed a bonus in respect of the home.

Cutting Energy Costs with Geothermal – over $1000 per year.

Last month readers of this blog learned about the ‘cool’ benefits of the geothermal (or geo-exchange) systems in new homes at Woodland Creek providing comfortable air conditioning and healthy air flow during the warm summer days.  Now that sweater weather has arrived on the west coast and cooler weather will follow, new homeowners on Callumwood Lane at Woodland Creek in Sooke, BC will begin to experience the significant energy and cost savings that a geothermal system delivers.

When compared to an equivalent home with electric baseboard heat and electric hot water, energy consumption of a ‘geo’ home during the cooler months of the year (October – March) is cut in half.

What does this translate into in terms of cost savings?  Wendy Smith, a Certified Energy Advisor  with Victoria based Performance Energy Advisors, completes the energy modeling for Woodland Creek.  Her analysis for our Arbutus Plan, an 1889 square foot home, tells us that annual energy consumption is reduced by over 11,000 kWh, a savings of approximately $1075 per year (about $3 per day). So not only can you feel really good about reducing your carbon footprint by about 6 tonnes per year, but your can also reduce the impact on your wallet too. Overtime, as energy costs increase, so will your savings with a geothermal system. We think that is a really smart investment in your home, health, and environment.

How does geothermal work? - The homes on Callumwood Lane at Woodland Creek incorporate ground source heat pumps that move heat to and from the earth by circulating fluid through vertical ground loops on each individual lot. Unlike conventional heating systems that burn fossil fuels or use electricity to create heat, heat pumps simply move heat from one place to another. As the outside temperature drops, a geothermal system collects low-grade thermal energy from the ground and concentrates it inside the house.  To create hot water, a desuperheater is added to the heat pump. It is a small, auxiliary heat exchanger that uses superheated gases from the heat pump’s compressor to heat water to 140 degrees Farenheit (60 degrees C).

We love summer in Sooke – -  now that it’s here.  With West Coast beaches, fishing, whale watching, kayaking, hiking, and fine food at your doorstep the charming town of Sooke, British Columbia offers a lot. So over the next month I will blog about what I think are some ‘cool things’ to do in Sooke and with our partners in the Sooke community create some neat offers to get you out to experience some real Sooke fun.
